Job Description

Property Manager at Sell Smart Real Estate - a US-based real estate company

SellSmart is a US-based real estate company dedicated to transforming the property selling experience through innovation, transparency, and personalized service.

Revolutionizing real estate by putting property owners first, Sell Smart offers fast, fair, and fully transparent home-selling solutions. Sell Smart is a team of seasoned real estate professionals who manage every aspect of your property sale with precision and care, and now they’re seeking a Property Manager with impeccable English, attentive to detail, forward-thinking, problem-solving type skill set.

About the Role:

We are seeking a proactive, forward-thinking Property Manager to join our team. This role requires exceptional attention to detail, strong problem-solving skills, and the ability to manage multiple priorities independently. The ideal candidate takes initiative, brings ideas to the table, improves processes, and makes decisions without relying solely on management.

Key Responsibilities:

  • Manage day-to-day rental property operations (across multiple states) using Zillow, Doorloop, Dialpad, Microsoft Suite, and Asana.

  • Oversee, delegate, and follow up with vendors, ensuring work is completed accurately, on time, and within budget.

  • Negotiate contracts, pricing, and payment terms with vendors to secure the best possible outcomes.

  • Maintain excellent relationships with tenants, owners, and vendors, addressing questions, concerns, and issues professionally and promptly.

  • Collaborate occasionally with Admin, Transaction Coordinators, and Operations team members on key tasks and priorities.

  • Proactively identify opportunities to improve workflows, systems, and documentation, creating better records and filing systems when needed.

  • Update and maintain accurate property records, reports, and vendor files.

  • Handle challenging situations, make thoughtful decisions independently, and escalate issues when necessary.

  • Communicate clearly and professionally in both written and verbal English.

Requirements:

  • Fluent in English (US dialect preferred), with excellent comprehension of American phrasing, idiomatic expressions, and professional communication in both written and verbal forms.

  • 3+ years of previous property management experience.

  • Experience managing 15+ properties.

  • 3+ years of experience managing vendor relationships, service contracts, and negotiations.

  • Comfortable handling phone calls, resolving tenant concerns, and managing vendor issues.

  • Proven ability to manage multiple tasks and deadlines efficiently without constant oversight.

  • Strong skills in delegation, follow-up, accountability, and vendor management.

  • Experienced in negotiating contracts, service agreements, and vendor payments.

  • Tech-savvy with knowledge of Zillow, Doorloop (or similar), Microsoft Office Suite, Asana, and communication platforms.

  • Strong critical thinking, problem-solving, and forward-planning abilities.

  • People-oriented, approachable, and professional.

  • Availability on weekends.

Working hours:

This is a remote role with preferred coverage of Eastern Standard Time (EST) hours, ideally between 9 AM and 5 PM EST, however, flexibility is required, as you might need to be available on the weekends due to the specifics of the role.

What we offer:

  • Full-time job. Please note that we will not consider candidates planning to combine several jobs.

  • Remote work – you may be located in almost any country or city, just need a good Internet connection, a computer to work from, and the opportunity to adjust your working schedule for the team.

  • Stability – this is not an internship or project work, we consider only the candidates looking for a long-term commitment of 1.5+ years.

  • Salary will be discussed at the interview. Paid in USD.

  • Quick selection process.

Application deadline: ASAP.
